Multi-level deck build with composite surface

A homeowner in Bellevue came to us wanting a multi-level outdoor space that could handle the grade change between their back door and the yard. We designed and built a two-tier composite deck system. Upper entertaining level off the main floor, lower patio level at grade. Aluminum railing throughout and a stair run connecting both levels. Full permit pulled and passed first inspection.

What we did

A two-tier system built around the natural grade of the lot.

Design and planning

  • Assessed the grade change and designed a two-level layout to work with it, not against it

  • Engineered footing placement for both levels independently

  • Pulled full permit and coordinated inspection before breaking ground

Build

  • Set footings and framed both deck levels with pressure-treated substructure

  • Installed TimberTech composite decking with hidden fastener system throughout

  • Built stair run connecting upper and lower levels with matching composite treads

  • Installed powder-coated aluminum baluster railing on all open sides

  • Final inspection passed first visit

Challenges we faced

Grade change and two independent structural systems on the same project.

  • Lower level footing depth required adjustment after discovering ledge rock at 18 inches

  • Stair run angle required a mid-span landing to meet code at the grade transition

  • Coordinating two-level framing on a sloped site required precise level checks throughout
